Who this fits
- Landlords with five or more stabilized rentals who want one loan and one payment
- Investors buying a package of tenant-occupied homes from a retiring owner
- Owners consolidating several short-term or high-cost loans
- Investors spread across Ohio metros who want a single lending relationship
The numbers that matter
Portfolio ratio
Blanket lenders usually look at the combined rent and combined debt of the whole package, which lets strong properties carry weaker ones.
Release provisions
Ask how a single property can be sold or refinanced out of the blanket later. Release terms matter as much as the payment.
Reporting
Expect a rent roll for every property, current leases and sometimes a schedule of real estate owned.
Blanket loan or a batch of single loans?
A blanket loan puts several properties under one note and one lien structure. It simplifies payments and closing, and it can make sense when the properties are similar and you plan to hold them together.
A batch of individual DSCR loans closed together keeps each property separate. That can be easier when you expect to sell houses one at a time, when the properties are very different, or when one weak property would drag down a blanket ratio. We will lay out both paths with the trade-offs before you choose.
Getting a portfolio file ready
The single biggest time saver is a clean rent roll: address, unit count, tenant start date, lease end date, monthly rent and who pays utilities. Add the most recent tax bill and insurance declaration for each property and you have most of what a lender will ask for on day one.
Expect appraisals or valuations on every property. In mixed-condition neighborhoods, one low value can shift the whole package, so walk through each property honestly before we market the deal to lenders.
Questions about portfolio & blanket loans
How many properties does a blanket loan require?
Minimums vary by lender. Some blanket programs start with a handful of properties while others want a larger package. Send us your rent roll and we will tell you which options fit.
Can the properties be in different Ohio cities?
Often yes. Many portfolio lenders accept properties across several metros, as long as each property meets their guidelines.
Can I sell one house out of a blanket loan later?
Usually, through a release provision that requires paying down part of the loan. The terms differ, so we review release language with you before you commit.
