What is a DSCR loan in Ohio?
An Ohio DSCR loan is business-purpose financing for non-owner-occupied investment property that uses rental income relative to the property’s debt payment to assess qualification. Lenders also review credit, reserves and property details. Loan Daddy is a mortgage broker, not a lender, and shops wholesale lenders for options that fit your rental scenario.

How do Ohio rental markets affect DSCR?
Ohio is not one market. Here is the short version of what we watch in each city. Read the full city pages for housing stock, tax and local-rule notes.
| Metro | County valuation office | What shapes the ratio |
|---|---|---|
| Columbus | Franklin County Auditor | Price appreciation in Columbus has generally outpaced many other Ohio metros, which means the ratio can be tighter on newer suburban purchases. Run the numbers with a realistic tax figure based on your purchase price, not the seller’s current bill. |
| Cleveland | Cuyahoga County Fiscal Officer | Lower purchase prices relative to rent often produce healthy ratios, but insurance quotes on older homes can be higher than investors expect. Get the quote before you finalize your numbers. |
| Cincinnati | Hamilton County Auditor | Older brick buildings can look strong on rent but carry higher maintenance and insurance costs. Build those costs into your own analysis even when the lender’s ratio does not include them. |
| Dayton | Montgomery County Auditor | Moderate prices and steady rents can produce workable ratios on single-family rentals. Watch the insurance line on older homes and confirm roof and mechanical age. |
| Toledo | Lucas County Auditor | Approachable prices can produce strong ratios, but older homes can bring higher insurance and repair costs. Price those in before you commit. |
| Akron | Summit County Fiscal Office | Moderate prices and steady rent demand often support solid ratios. Older systems and roofs are the usual inspection items. |

Common questions
The short answers
What is a DSCR loan?
A DSCR loan is a business-purpose mortgage on investment property that qualifies mainly on the property’s rent compared with its monthly payment, rather than on your personal income. DSCR stands for debt service coverage ratio.
How is the DSCR calculated?
Most DSCR lenders divide the property’s monthly rent by its full monthly payment: principal, interest, property taxes, insurance and any HOA dues. Rent of $1,500 against a $1,250 payment is a 1.20 ratio.
Is DSCR Loans Ohio a lender?
No. DSCR Loans Ohio is a brand of Loan Daddy LLC, a mortgage broker. We arrange financing by shopping wholesale lenders; we do not lend our own money or make credit decisions.
Do I need tax returns or paystubs?
Generally no. DSCR lenders qualify the property on rent instead of your personal income. They still review credit, verified funds for down payment and reserves, and the property itself.
Can I use a DSCR loan for a home I will live in?
No. We only arrange business-purpose loans for non-owner-occupied investment property. If you or a family member will live in the property, this is not the right program.
