The numbers that matter
Value basis
Lenders lend against appraised value, but many limit how much of the after-rehab value they will use until you have owned the property for a set seasoning period.
Ratio test
The new, larger payment still has to clear the lender’s DSCR minimum. More cash out means a bigger payment, so the ratio is often what sets the ceiling.
Paper trail
Closing statement from your purchase, a rehab scope or receipts, current lease and proof of rent deposits help the file move.
Seasoning: the question that comes first
Seasoning is how long you have owned the property before the refinance. It matters because many lenders base the loan on the lower of purchase price plus documented improvements, or appraised value, until a seasoning window has passed. After that, they look to the appraisal alone.
Seasoning windows vary by lender, and a few programs are friendlier to fast BRRRR exits than others. That variation is exactly why a broker helps here: we match your ownership timeline to lenders whose rules fit, instead of you discovering a mismatch after the appraisal is ordered.
Making the appraisal reflect the work
Ohio appraisers lean on nearby sales, and in neighborhoods with a wide range of condition the comparable set can drag a renovated house down. Give the appraiser a clean list of improvements with dates and costs, and point out finished comps you know about. You cannot direct the appraisal, but you can make sure the work is seen.
The rent schedule matters just as much. If your new lease is above what the appraiser finds in the market, some lenders use the lower figure. Lease at a rent the market supports and keep proof that it is being paid.
Questions about cash-out refinance
How soon after buying can I do a DSCR cash-out refinance?
It depends on the lender. Some will refinance shortly after purchase but cap the loan on your cost basis; others require a longer ownership period before using the full appraised value. We match your timeline to lenders whose seasoning rules fit.
Is the cash I take out restricted?
The loan is business-purpose, so proceeds should go toward business uses such as acquisitions, repairs or paying off investment debt. Lenders typically ask you to confirm the business purpose in writing.
Will a short-term rental history count for the refinance?
Some lenders accept short-term rental income documented with platform statements; others use only long-term market rent. Tell us how the property operates and we will find lenders that fit.
